The cheapest square footage in Dubai is not a studio. It is a two-bedroom townhouse.

Over the twelve months to early September, two-bedroom townhouses and villas in Dubai sold at a median of AED 1.65M for about 1,066 square feet, which works out to AED 1,441 per square foot. Every apartment layout in the city costs more per foot than that, and so does every larger villa. You get a stair, a private door and usually a patch of outdoor space, and the space itself is cheaper than the flat you were comparing it against.

That is the headline. The complication is that "two-bedroom townhouse" describes at least two completely different products, and the gap between them is about two and a half million dirhams.

What the price actually is

Half the market sits between roughly AED 931k and AED 3.84M, which is a wide enough band to be almost useless as a budget until you narrow it. The median is AED 1.65M. Prices moved up over the year: the median rose 13.8% and the rate per square foot rose 9.1%, so this is real repricing rather than a change in what happened to sell.

Sizes are just as spread. The middle of the market runs from about 947 to 2,690 square feet for the same two-bedroom label. One of those is a compact starter home, the other is a family house with a two-bedroom floor plan. Both are advertised with the same two words.

Just under half of these sales, 48%, were off-plan, so roughly half the market is a promise and half is a house you can walk through.

Cheaper per square foot than any apartment

The ranking is worth reading slowly, because it inverts the usual assumption that ground-level housing is the expensive option. The two-bedroom townhouse buys space at AED 1,441 per foot. A one-bedroom apartment, the cheapest apartment footage in the city, costs AED 1,638. A studio costs AED 1,763 and a two-bedroom apartment AED 1,796.

The comparison that matters most to a buyer choosing between the two:

A two-bedroom apartment costs about AED 593k more than a two-bedroom townhouse at the median, for about 180 square feet more space. The townhouse is not the compromise option here. It is the cheaper one, and the reason is location rather than construction: townhouse stock sits in outer districts where land is cheaper, and apartment stock clusters where it is not.

Larger houses do not restore the pattern either. Three-bedroom villas run AED 1,848 per foot and four-bedrooms AED 1,728, both above the two-bedroom rate. Sizing up costs you a worse rate per foot, not a better one.

Two markets wearing the same label

Here is where the two-and-a-half-million-dirham gap lives.

Two districts do most of the volume, and they are not selling the same thing.

Wadi Al Safa 7 was the busiest, at a median of AED 1.43M for about 947 square feet, and 75% of those sales were off-plan. This is the entry-level end: newer, smaller, mostly bought before completion.

Al Thanayah Fourth sold at a median of AED 3.45M for about 2,003 square feet, and none of it was off-plan. Every sale there was a finished house. That is an established district where the stock exists, is larger, and prices accordingly.

Same bedroom count. Roughly 2.4 times the price and twice the floor area. So when a listing says two-bedroom townhouse, the bedroom count has told you almost nothing, and the two things that have told you something are the square footage and whether it is built yet. The property register does not maintain a meaningful separation between townhouses and villas in Dubai. They are recorded together, so a figure computed for townhouses alone would be built on a sliver of the market and would be wrong. Yield is only honest where the stock is finished and the rents match the same product, and one district qualifies cleanly: Al Thanayah Fourth, where every sale was a completed home and the district's housing is all ground-level.

A two-bedroom there rents at a median of about AED 150k a year against that AED 3.45M median price, which is roughly 4.3% gross. That is below what a studio apartment earns in this market and about level with a two-bedroom apartment, which fits the pattern: this stock is bought to live in more than to let, and the price reflects the house rather than the rent.

Three checks before you buy

Convert to price per square foot before comparing anything. The market rate for this segment is about AED 1,441. A home at AED 1,300 per foot in an outer district and one at AED 1,600 in an established one can both be fair; the same price on the wrong side of that comparison is not.

Check the floor area against the district, not the bedroom count. Roughly 950 square feet is normal at the entry end, and around 2,000 in the established districts. A "two-bedroom" priced like the second while sized like the first is the mismatch to catch.

Decide off-plan or finished before you shortlist. Nearly half this market is sold before completion, and the two halves live in different districts at different prices. If you are buying off-plan, the developer's payment plan is part of the price, and new launches are where the entry-level end of this segment keeps appearing.
