Every price, sales count, yield and trend on Prop971 comes from official registry records. This page explains what is counted and how each figure is defined, so you can judge a number before you rely on it.

Registered residential sales from the Dubai Land Department (DLD) and, for Abu Dhabi, ADREC. Rents come from registered lease contracts: Ejari in Dubai and ADREC in Abu Dhabi.
Commercial units, land and lease-to-own transfers are excluded, so every figure describes homes that actually changed hands.
Whether a sale is off-plan or ready, and whether it is a first sale from the developer or a resale, comes from the registry's own transaction type.
Districts, projects and years with too few registered sales for a reliable median are not shown. Nothing on Prop971 is filled in with an estimate.
Each analytics page shows its own data date, so you always know how fresh a figure is.
Registration can lag the actual sale, and the registries do not record condition, view or floor. Use the figures to compare and to sense-check, not to price a specific unit.
The middle value of all registered sales in the period, so a few extreme deals do not distort the picture.
The registered sale price divided by the registered area of the unit.
The last 12 months of sales compared with the 12 months before them.
The median registered annual rent for that bedroom type divided by the median sale price, before any costs.
