Where the Rukan community is, and what sells there
Rukan is a gated community in Dubailand, recorded under the official district name Wadi Al Safa 7. It accounted for 38% of the district's 2,245 sales over the last two years.
The community appears in the records in three parts. The original apartment buildings are finished, and every one of their 331 sales was a resale between owners. A smaller apartment block adds 65 more. Townhouses make up the remaining 457, almost all of them in a phase that sold off-plan until July 2025 and has traded as finished homes since.
That is 853 sales between October 2024 and September 2026, and 73.5% of them were resales between owners. Across Dubai the share was 25.4%, because three in four sales were developers selling new homes.

Rukan apartment prices: studios around AED 500,000
A Rukan studio sold for a median AED 508,500 over the latest twelve months, and a one-bedroom apartment for AED 750,000. Half of the studio sales landed between AED 495,000 and AED 547,500, and half of the one-bedrooms between AED 677,500 and AED 820,000. Every one of the 91 apartment sales in that period was a finished home.

Against Dubai's finished apartments over the same twelve months, a Rukan studio cost 9.2% less and a one-bedroom 28.6% less. The one-bedroom gap is partly size. The median Rukan one-bedroom was recorded at 692 sq ft against 797 sq ft across Dubai, 13.2% smaller, and per square foot the discount narrows to 16.5%: AED 1,117 against AED 1,338.
Across all its apartments, Rukan sold at a median AED 1,131 per sq ft, 19.0% under the AED 1,397 for finished apartments across Dubai. Brochures call this "affordable". The plainer word is AED 1,131 a square foot.
Rukan's finished apartments sold for less per square foot than 83% of the 386 Dubai projects that recorded at least 50 finished apartment sales over the last two years.
Two and three-bedroom apartments are rare here: 8 and 6 sales in twelve months, at medians of AED 925,000 and AED 1.61M. That is too few to anchor a price on, but the pattern holds: the larger the home, the wider the gap to Dubai's median.
Have Rukan prices gone up?
Yes, and faster than Dubai's. The median Rukan one-bedroom apartment rose 13.9%, from AED 671,354 to AED 765,000, and the median studio 24.3%, from AED 415,000 to AED 515,750, comparing October to mid-February with the same months a year earlier. Finished one-bedrooms across Dubai rose 11.7% and studios 7.5% over the same months.

Two cautions. The recent window holds only 22 one-bedroom and 20 studio sales, so treat the exact rates as approximate.
And it is not a change in what happened to sell: the median recorded size of a one-bedroom fell from 732 to 692 sq ft while its price rose. Studios grew about 5% in recorded size, which explains only a small part of their 24.3%.
Rukan townhouses: almost all of Dubai's one-bedroom townhouses
Rukan is where Dubai's one-bedroom townhouses are. Of the 275 one-bedroom villas and townhouses sold in Dubai between October 2024 and mid-February 2026, 257, or 93.5%, were in Rukan.
A finished one-bedroom Rukan townhouse resold for a median AED 950,000 between July 2025 and mid-February 2026. That is 5.0% less than the median finished one-bedroom apartment across Dubai over the same months, AED 1M, for a home 28% smaller: 569 sq ft against 792. Only 2.2% of all villa and townhouse sales in Dubai between October 2024 and mid-February 2026 went for AED 950,000 or less.
Inside Rukan, the comparison is with the apartments next door. A one-bedroom Rukan apartment sold for a median AED 735,000 over the same months, at 656 sq ft. The townhouse cost AED 215,000 more for 87 fewer square feet. In Rukan, a front door costs AED 215,000.

What handover did to Rukan townhouse prices
Owners who resold finished one-bedroom townhouses got a median 19.5% more than buyers had paid the developer. The phase sold off-plan until July 2025, with 211 developer sales, the last on 25 July. Resales of finished homes, never more than four a month before then, jumped to 34 in July and ran at 32 to 39 a month through October 2025.
Bought from the developer, a one-bedroom cost a median AED 795,250. Resold finished, it fetched AED 950,000, a gap of AED 154,750. Two-bedrooms went from AED 1,325,000 to AED 1,605,000, 21.1% more.

Part of that gap is time. The median developer sale and the median resale were about six and a half months apart, and finished villas and townhouses across Dubai rose 9.9% per square foot over a full year. Six months of that covers only part of a 19.5% gap. The rest is the difference between buying a plan and buying a finished home.
Three-bedroom resales show a 40.8% jump, but on 27 developer sales and 20 resales that is too thin to lean on, and gaps that large usually say more about which homes happened to sell than about prices.
For any future phase, the useful number is the same: what finished homes resell for against the developer's price over the same months. It is scattered across hundreds of individual sales, which is why the resale tab on our analytics dashboard lines the two up.
Rukan rental yield: about 8% gross
A Rukan studio yields about 8.3% gross: the district's median studio rent is AED 42,000 a year against a median price of AED 508,500. Studios across Dubai yield about 7.0% on the same basis, AED 39,000 against AED 560,000.

One-bedroom apartments work out at about 8.7%, from a district median rent of AED 65,000 against AED 750,000, compared with 5.2% for one-bedrooms across Dubai. Treat that one as an upper bound. The district's one-bedroom rents include Rukan's one-bedroom townhouses, which may rent for more than the apartments. On the same rent, a one-bedroom townhouse at AED 950,000 yields about 6.8%.

What to check before buying in Rukan
Four checks specific to this community:
1. Anchor on the middle of the market. Half of studio sales over the latest twelve months landed between AED 495,000 and AED 547,500, and half of one-bedroom apartments between AED 677,500 and AED 820,000.
2. Check the size on the title deed. The middle half of one-bedroom apartment sales were recorded between 514 and 788 sq ft, so compare per square foot: about AED 1,117 for a one-bedroom and AED 1,229 for a studio over the latest twelve months.
3. Ask which townhouse plan it is. About seven in ten one-bedroom townhouse resales were recorded at under 650 sq ft, with a median of 569. The rest were larger, so two homes with the same bedroom count can be different products.
