It is a car-first address with no metro station nearby, so test the commute on the Roads and Transport Authority site before you view.
What sells there is simple. Every recorded sale was a three or four-bedroom townhouse, and three-bedroom homes made up 53 of the 75, or 71%. All 75 were resales between owners: Noor is finished, and every price in this guide was agreed between a buyer and a private seller.

The six other clusters, on plans of about 2,048 sq ft, sold three-bedrooms for a median AED 2.70M, and across all nine clusters the three-bedroom medians sat between AED 2.60M and AED 2.86M. The market here prices the bedroom count and treats the floor area as a detail.
The comparison starts in mid-June 2025 for a reason. The newest cluster was still selling homes off-plan until May 2025 and only began reselling finished homes in June, so an earlier window would set its later, higher prices against everyone else's older ones.
What the sales record cannot show is why the smaller plan holds its price: plot size, position in the community, orientation and upgrades all sit outside it. So the practical test is price per square foot within Town Square. Noor's three-bedrooms sold at about AED 1,364 per sq ft over those months, against AED 1,482 on the smaller plan, 8% less for the same bedroom count. A buyer who wants space gets it most cheaply in the larger-plan clusters, Noor included.
