Which Developers Sell at the Largest Premium to Resale?

The biggest ones. Ranked by off-plan apartment sales in 2026, the top developers in Dubai priced their apartments a median 54.2% above resale for the same bedroom count in the same district. The next twenty charged 35.0%, and everyone else 31.3%.

This guide names no developer. It shows what the ten largest charge as a group, what drives the gap, and how to check any developer's premium yourself before you sign, which is the number that matters for your own purchase.

How the premium is measured

Every off-plan apartment sale from January to September 2026 is set against the median resale price per square foot for the same bedroom count in the same district, and only where at least ten resales set that benchmark. A developer's premium is the median across its own sales, counted for the 86 developers with at least 50 comparable sales.

The developer behind each sale is known for 82.0% of Dubai's 72,898 off-plan apartment sales in that period, sold by 250 developers. Ranking them by sales gives the groups used below. The ten largest sold 68.3% of the off-plan apartments whose developer is known, and the gap after them is wide: the tenth-largest sold 1,612 homes, the eleventh 758.

What the top 10 developers in Dubai charge over resale

The ten largest developers priced their off-plan apartments a median 54.2% above resale, measured developer by developer. Pooling all their sales gives 48.9%. The next twenty developers sat at 35.0%, and the 56 smaller developers with enough sales at 31.3%.

Selling below the resale market is close to non-existent at developer level. Not one of the top thirty priced at a median below resale, and only 1 of all 86 measured developers did. Individual sales do come in under resale, 4.3% of top-ten sales and 10.8% of sales by the smallest developers, but those are units, not price lists. Location explains part of the gap

The largest developers build where resale is cheap. 57.2% of top-ten sales were in districts where resale apartments sell under AED 1,200 per sq ft, against 40.1% for ranks 11 to 30 and 33.9% for the rest. The typical resale benchmark under a top-ten sale was AED 1,201 per sq ft; for the smaller developers, AED 1,258. The sales themselves went the other way: the largest developers' apartments sold at a median AED 1,837 per sq ft, the smallest developers' at AED 1,593.

A new building in a district of older, cheaper homes shows a big premium almost by construction, whoever builds it. So a top-ten launch with a large premium over resale is not necessarily dear for its district; the fair comparison is the launch next door. Against the launch next door: what top property developers in Dubai charge

Location is not the whole story. Set against other developers' off-plan launches in the same district and bedroom count, a top-ten developer still priced a median 6.4% higher, and nine of the ten priced above the field. Developers ranked 11 to 30 priced a median 4.7% below their neighbours, and the rest 7.4% below.

Weighted by sales, the gap is wider: across the 93 district and bedroom combinations where both sold at least ten homes, covering 81.5% of top-ten sales, the ten largest priced 18.1% above everyone else. That is the brand premium in Dubai off-plan, measured in square feet rather than adjectives.

Whether it is worth paying is a separate question the sales record cannot settle: track record, build quality, service charges and handover reliability all sit outside it. What the record can settle is the size of the premium, which is the starting point for that judgement.

How far apart developers are

The group medians hide a wide spread. Inside the top ten, the developer with the smallest premium priced 22.4% above resale and the one with the largest 143.9%, with five of the ten at 50% or more. Among the smaller developers the middle half sat between 16.5% and 49.4%, and among ranks 11 to 30 between 22.1% and 54.7%.

So the size group tells you where to expect the premium to start, not where it ends. A top-ten launch at 25% over resale is cheap for its group; a small developer at 60% is expensive for its own.

How to check a developer's premium before you buy

1. Find the resale benchmark. Take the district's median resale price per square foot for your bedroom count. Dubai off-plan apartments ran 24.0% above resale on average; the developer groups above run from 31.3% to 54.2%.

2. Divide the quoted price per square foot by it. Around 1.3 is ordinary for a smaller developer, around 1.5 is typical of the largest, and above 2.0 needs a reason you can name: a branded tower, a waterfront plot, a finish level.

3. Compare with the launch next door. The largest developers priced 6.4% above their neighbours' launches. A bigger gap than that is a premium for the name alone.

4. Check the live price list, not the brochure. Developers reprice by phase, and a "from" price rarely says which unit it means.
