Four out of every five homes sold in Abu Dhabi over the last year did not exist yet. In Al Muneera, the number is one in a hundred.

That single contrast explains most of what follows. Al Muneera is a finished waterfront community on Al Raha Beach, and buying there means buying a building somebody already lives in, at a time when the emirate's sales counters are overwhelmingly selling plans. Ninety-nine of the 100 homes that changed hands in Al Muneera over the last twelve months were completed stock. Across Abu Dhabi as a whole, 80.5% of sales were off-plan.

What Al Muneera apartments cost, bedroom by bedroom

Ninety-three of the last hundred sales were one, two or three bedroom apartments. The spread is tight: a quarter of them went below AED 1.55 million and a quarter above AED 2.68 million.

The four bedroom row deserves a warning label. Those six sales record a median 4,573 square feet, which is townhouse plot area rather than the space inside the home, so their per foot figure is not comparable with the apartments above them and should not be used to argue anything about value. It is in the table because leaving it out would be worse.

Read the first three rows and the useful pattern is the middle one. Two bedroom apartments carry the lowest rate per foot in the community at AED 1,553, below both the one beds at AED 1,712 and the three beds at AED 1,697. Small units usually carry the highest rate per foot everywhere, and they do here, but the two bed is the size where Al Muneera's pricing is softest.

The ready gap: 13% below its own district

Al Muneera files under Al Rahah in the registry, a district that recorded 973 sales over the last year. Strip Al Muneera out and the remaining apartments in that district sold at AED 1,899 per square foot. Al Muneera's own figure is AED 1,655.

A discount to the surrounding district is normally a warning. Here it is mostly a description of what is being counted. Two thirds of Al Raha's sales over the last year were off-plan, and off-plan in Abu Dhabi has been pricing at a premium to finished stock for several quarters. Al Muneera has almost no off-plan to sell. What looks like a discount on Al Muneera is substantially a premium on everything around it, collected in advance for homes that will be delivered later.

Which is the trade the buyer is actually being offered: pay less per foot and take the keys, or pay more per foot and take the handover date.

The gap is recent, and you can watch it open

Two years ago there was no gap at all. In the last quarter of 2024, Al Muneera apartments were changing hands at AED 1,243 per square foot and the rest of Al Raha at AED 1,233. The two moved together through the first half of 2025.

From the third quarter of 2025 the lines separate. By the third quarter of 2026 the rest of the district was at AED 2,294 per square foot and Al Muneera at AED 1,748. Both rose. One rose 86% and the other 41%.

The honest reading is that these are two different products wearing one district name, and the split happened when the newer one arrived in volume. A buyer comparing an Al Muneera resale against an asking price three streets away is not comparing like with like, and the 13% is the size of the difference rather than the size of the bargain.

Island or Mainland: the premium is space, not rate

Al Muneera splits into two halves, and the registry keeps them separate. The price difference between them looks enormous and almost entirely is not.

Island apartments sold at a median of AED 2.70 million against AED 1.75 million on the Mainland, 54% more. Per square foot, the two are 3% apart: AED 1,693 against AED 1,642.

The median Island apartment measures 1,554 square feet. The median Mainland one measures 910. Nineteen of the 42 Island sales were three bedroom homes; on the Mainland, 26 of 51 were one bedroom. The halves are selling different things, and the market is charging almost exactly the same rate for both.

That is worth knowing before paying for the address. If the requirement is a one bedroom, the Mainland side is where they are, and moving to the Island will not buy a better rate per foot. If the requirement is three bedrooms, the Island is where the stock is, and the extra million is mostly extra floor.

The Al Muneera beach plaza sits on the Island side, which is where the retail, the promenade and the beach access are concentrated. The registry cannot tell you whether that is worth it to you.

Prices up 24%, sales down 42%

The headline growth number is strong and survives the checks that usually kill one. Al Muneera apartments went from AED 1,330 to AED 1,655 per square foot year on year, up 24.4%, and the median apartment size barely moved, from 1,552 to 1,547 square feet. A price rise driven by a shift toward bigger homes would show up as a bigger median. It does not.

Every slice agrees on direction: one bedrooms up 23.8%, two bedrooms up 30.3%, three bedrooms up 14.5%, Island up 18.1%, Mainland up 32.1%. The spread across slices is wide enough that 24% should be read as the middle of a range rather than a precise rate for any particular apartment.

Meanwhile the number of sales fell from 171 to 100. Rising prices on falling volume, in a community with no new supply arriving, is what a thinning resale market looks like: fewer owners willing to sell, and the ones who do setting the price. It is a seller's condition rather than a demand surge, and the two feel identical in a headline.

One gap worth naming. Our rental dataset has no entry for this district, so this guide carries no yield figure. A gross yield built from a neighbouring district's rents would be a guess wearing a number's clothes, and the yield is the number most likely to be acted on.
