Citywide, ready apartments moved +6.0% year on year per square foot in Dubai and +21.8% in Abu Dhabi, but district-level moves run far wider in both directions. A caution that matters: growth far above the citywide rate is often a mix change, not like-for-like repricing. When a district doubles its volume and jumps its median, new launches changed what is selling. The leaderboard shows volume next to growth so the two cases can be told apart.

On the current 12-month leaderboard (districts with at least 300 sales), the top movers include Al Yelayiss 1, Nad Al Shiba First, Jabal Ali Industrial Second. The ranking moves with every daily refresh, and very large jumps usually reflect new launches changing what sells rather than every flat repricing.
Not by itself. A district can appreciate fast on launch mix while its rental yield compresses. Check growth against yield and volume together; the fastest-growing districts are rarely the highest-yielding.
